The southwest end of Las Vegas is getting a major upgrade. Tech giants, two mega retail/business/residential projects, and a local hotel and casino company are all flooding the edge of the Valley. With ground breaking on the expansion of the mega data storage company Switch, the new retail project The Bend Las Vegas and the mixed-use residential and business project, unCommons, this area has already begun to see a major facelift. Not to mention, a few other projects have been the works. Station Casinos is planning for a new local resort and Life Time Athletic is building a new facility, all within a two-mile radius and ready to bring major value to the southwest area.
The Bend Las Vegas, which was announced in early 2017 with plans to build a retail complex off Sunset Rd. and the 215 Beltway, officially broke ground in January 2020. Development of this 170,000 sqft., $75,000,000 complex is picking up after the COVID-19 shutdown and developer J Dapper says the project should be completed by Summer 2021. Names are piling up for potential tenants to occupy the retail spaces. Twelve are officially on the books, including the world famous Lotus Of Siam Thai Cuisine, local brewing company Aces and Ales, and local dessert legends Freed's Bakery. These are just some of the local favorites set to open doors when the ribbon is cut at The Bend. At the top of the bill is luxury movie theater company Galaxy Theaters. Ranked in the top 8% of its industry by the National Theater Association, Galaxy Theaters is fitted with a full bar, food menu and wide set reclining seats. Make sure to be on the lookout for this luxury retail space to be completed!
unCommons, the $400,000,000 Matter Real Estate group project officially broke ground last month with plans to bring a unique retail, business and residential complex to the corner of Durango Dr. and the 215 Beltway. Developers plan to integrate a residence that attends directly to their commercial tenants by having them live on-site in the residential complex which is planned for phase 3 of the build. CBRE, the largest commercial real estate company in the US, is one of those tenants that the developers hope to follow suit with this unique opportunity. The complex plans to have 500,000 sqft. of modern office space, 50,000 sqft. of communal office space, 800 on-site residential units, and 85,000 sqft. of curated brands, that have yet to be announced. Truly a unique never before seen concept is coming to Las Vegas!
Data is quickly becoming a company's most valuable asset and the largest data storage company in the world is right here in the southwest area of Las Vegas. With that being said, Switch's data storage center is expanding its current mark on Las Vegas with a land addition that will allow the company's core campus to grow up to 4.6 million sqft. and add up to 115 megawatts capacity. This expansion has the opportunity to lead to more jobs and for the entertainment capital of the world to grow even more into the tech industry.
More projects like mentioned above are in the works, such as Station Casinos bringing a 120,000 sqft. 1,000 room hotel and casino to the corner of Durango Dr. and the 215 Beltway across from unCommons. Another project in the works is the new facility by nationally recognized Life Time Athletic. The new mega fitness center is set to be on the corner of Sunset Rd and the 215 Beltway, across from IKEA. These assets to the area plan to bring a wealth of jobs to this corner of the Valley, which will, in turn, bring new buyers to the market and increase home values.
